Two Communities, One ZIP Code

Los Alamitos and Rossmoor share the 90720 ZIP code and a border with Long Beach, but they are governed differently. Los Alamitos is a small incorporated city dominated on its eastern side by the Joint Forces Training Base, the military airfield and training installation used by the California National Guard and other reserve units. Rossmoor, west of it, never incorporated and is run by the County of Orange. Both keep their recorded maps in Orange County.

The Rossmoor Tract

Ross Cortese built Rossmoor between 1955 and 1962 as a planned community of about 3,500 detached houses, and residents began moving in during 1957. Today there are roughly 3,430 single-family homes behind the brick wall that runs along much of its edge. The lots are generous for a postwar tract and the streets are curved, so corner and cul-de-sac lots have irregular shapes that do not match the neighbouring rectangles.

Rebuilds Rather Than Additions

The original single-story houses are now frequently replaced outright or enlarged with a second floor. That work runs through Orange County planning in Rossmoor and through the city in Los Alamitos, and in both cases the new footprint has to be drawn against measured lot lines and easements rather than the original tract brochure.

What Gets Ordered Here

A boundary survey and a topo survey start most Rossmoor rebuilds, followed by construction staking and an as-built of the finished foundation. Owners adding a backyard unit order an ADU survey, and irregular corner lots sometimes lead to a lot line adjustment between neighbours. Commercial parcels along Katella Avenue bring ALTA/NSPS surveys, and an elevation certificate is occasionally needed where a lender asks for one.
