Carson sits on ground that was part of Rancho San Pedro, granted to Juan José Domínguez in 1784 as one of the first Spanish land grants in California. The rancho was divided and sold over the following century and a half, and the city that incorporated here in 1968 grew up around oil refining, trucking and warehousing tied to the Ports of Los Angeles and Long Beach. The 405, the 110 and the Dominguez Channel all cross it.
Industrial land in Carson tends to come in large parcels layered with pipeline easements, rail spurs, utility corridors and access agreements accumulated over decades. When a distribution building or a yard changes hands, the lender and the title insurer want every one of those items located against the title commitment. That is standard ALTA/NSPS territory, and it is the bulk of commercial survey work in the city.
The 157-acre Cal Compact landfill took municipal and industrial waste from 1957 to 1965 and then sat undevelopable for decades. It is now being remediated and planned for retail, logistics and housing under the Carson Reclamation Authority. Fill ground settles unevenly, so on sites like this current topography is worth far more than any historic grading plan.
Away from the industrial belt, Carson has large neighborhoods of postwar single-family homes near CSU Dominguez Hills and along Avalon and Main, where the questions are the familiar ones: fences, additions and backyard units.
The ALTA/NSPS land title survey leads, followed by topographic surveys for site design and construction staking for new warehouses. Completed buildings get an as-built survey, and owners reconfiguring industrial lots use a lot line adjustment. Homeowners order boundary surveys and ADU site surveys, and elevation certificates come up occasionally on low ground near the channel.
