Who We Are

Land Surveying Long Beach produces boundary, ALTA/NSPS, topographic, ADU site, elevation and as-built surveys across southern Los Angeles County and western Orange County. Most of the work arrives with a date attached - a plan check submittal, an escrow closing, a lender condition - so the first thing we ask is when it is due and who asked for it.

Why Long Beach Is Its Own Survey Market

The ground here has a history that shows up on the drawing. Parts of the harbor area sank dramatically during the mid-century oil boom, so old elevations cannot be taken on trust. Signal Hill and parts of Long Beach sit over a century of oil wells. The waterfront mixes private lots with tidelands the City holds in trust, the coastal zone brings its own permits, and a job that crosses into Orange County draws on a different county surveyor's records. None of that is exotic locally, but all of it has to be checked before anything is drawn.

What You Receive

A drawing prepared to the standard the requesting party works to - city plan check, lender, title insurer or architect - in the format they accept. What that means in practice differs by survey type and is set out on the quote.

Field and Record

Every survey is two jobs. The record research establishes what the deed, the recorded maps and prior surveys say the parcel is; the field work establishes what is actually on the ground. The drawing shows where those two disagree - a block wall a foot off the line, a garage built over a setback - which is exactly why someone asked for it.
